The Maintenance Manager
ManageWare®
Presents The Maintenance Manager®, a complete computerized
maintenance management system. Corrective and Preventative
maintenance, inventory control, staff scheduling, lockout-tagout,
financial and budgeting. Track your maintenance cost and know when
equipment needs to be replaced. Know when you are over or under
staffed with simple reports that The Maintenance Manager® has
available. Stop spending money on material that may never be needed
or may deteriorate before it can be used. Inventory Control can
assist with the scheduling of PM and CM task by allowing you to
track inventory for each piece of equipment.
Corrective Maintenance
The Maintenance Manager® lets you track Corrective Work
Orders, open and closed work orders. Create work orders for your
damaged or broken equipment by priority and assign employees to a
work order. Labor costs, material quantities and costs are tracked
per workorder. When the workorder is complete you will know how much
it cost to repair and how long it took your employees to complete
the repairs.
Work Order Scheduling lets you assign each employee their daily work
schedule. Each employee can track the hours they work on each
project and request additional work hours on a ongoing project or a
new projects for the next day. Work order history and their cost,
let you determine when cost effective replacement of equipment can
be done.
Work Order Reports offers many options. Reports can be viewed or
printed, they can be sorted in a variety of ways. Sort by one option
priority, location, craft, date range, or a multiple of options on
the same report. (Example: sort by location, craft, and priority or
you can sort by craft and priority or by just one option). Reports
can also be created for average age reports, financial costs, and
closed work order reports with the same sorting options.
Preventative Maintenance
The Maintenance
Manager® lets you create preventative maintenance task for each
piece of equipment and assign frequencies to each task. By assigning
a PM task to each piece or multiple tasks to each piece, you can
track the manufacturers required service and cost of equipment
maintenance. A calendar tracks the intervals of PM Tasks and offers
a printed PM Task list each week by location and craft.
Inventory
A complete list of
your inventory that is associated to the plant equipment.
Quantities, reordering limits, automatic purchase orders
manufacturer information, supplier information, shelf location, and
more. All part cost and quantities are automatically entered into
each work order when you select the part number. The part is then
deducted from inventory and when the minimum inventory requirements
are met, The Maintenance Manager® notifies you.
Safety
LockOut/TagOut is a safety procedure for isolating power supplies to
each piece of equipment so an employee can safely work on it without
a chance of being injured. A LOTO Procedure can be created at the
same time a new piece of equipment is added to the system or at
anytime there after. For each piece of a equipment OHSA requires
that a LOTO procedure be created. Our procedures includes Energy
Types, PPE, Lockout Devices, if a group device is requires,
Procedure Witnesses, Photographs of each isolation point and more.
This report can be taken out to the jobsite and implemented by the
requires staff and then files for history records. The LOTO
Procedure can be easily updated if equipment is ever replaced or if
the isolation points are changed.

The Maintenance
Manager® personalizes itself by storing the facility information,
equipment information, plant information, equipment locations,
inventory, employee information, reports, and add-ons. All the
information about your facility in one simple location making it a
cost effective way of performing your daily task. All reports are
customized by adding your facility name and address to the top of
each report.
Future add-ons will include vibration
analysis, oil analysis, equipment alignment with the PocketAlign®, and equipment information at your
finger tips with the ManageWare® Data Collector®.
